Attic & Bonus Room Finishing
Unlock the square footage hiding above your head.
Your dream room is already under your roof.
Many homeowners dream of an addition—a guest suite, a home theater, or a massive playroom—but dread the cost and zoning headaches of expanding the footprint. The solution is often sitting right above you. Unfinished attics and rooms over garages (FROGs) represent thousands of dollars in untapped value.
At HomeBase, we specialize in the complex work of turning hot, dusty storage areas into comfortable, climate-controlled living spaces. We handle the structural reinforcement, the insulation, and the finishing touches to make it feel like it was always part of the home.
Our Attic Services:
- Spray Foam Insulation: creating a tight thermal envelope so the room stays cool in summer.
- Dormers & Skylights: Adding natural light and increasing headroom.
- Knee-Wall Storage: utilizing the low angled spaces for built-in dressers and cubbies.
- Mini-Split HVAC: Installing dedicated heating and cooling systems for maximum comfort.
Don’t let that space go to waste. Let’s move up, not out.
Frequently Asked Questions about Attic Finishing
How do you keep the attic from getting too hot?
This is the #1 concern. We typically use closed-cell spray foam insulation on the roof deck, which stops radiant heat from entering. We also recommend installing a ductless mini-split AC unit, which allows you to control the temperature in that room independently from the rest of the house.
Is my floor strong enough?
Attic joists are often built just to hold up the ceiling below, not to support furniture and people. Before we build, our structural team inspects the framing. We frequently “sister” the joists (reinforce them) to ensure the floor is rock-solid and code-compliant.
Does this count as square footage?
Generally, yes. Once the space is finished, heated, and cooled, and meets ceiling height requirements (usually 7 feet for at least 50% of the room), it is officially added to your home’s total square footage, significantly increasing your resale value.
